Guest support & management

Handling all messages and special request from guest to guarantee an amazing stay. Including automations for even fast responses and efficient staff coordination.

Manager & administration

We provide a full time manager supervising the staff at the villa assuring a high quality standard and the satisfaction of the guest. In addition a full time Admin staff who oversees all guest reservation, payment collection and upsell offers will be provided by the management company.

Upsell strategy

We will implement additional services like airport transport, scooter rental, activities, breakfast options and more which increase the revenue per guest. Upsells will be offered in advance and also directly at the rental property.

Professional photos & videos

We make professional real estate photos for the listings (also drone footage). In addition to that creating content for the social media accounts and advertising.

Multi-channel management

The listings gets distributed to the most important OTAs (AirBnB, Vrbo, Booking, Google Vacation rentals, etc.) with an unique, aesthetic listing. We synchronize the calendar and setup a specific pricing strategy based on different indicators of the market and current occupancy.

Direct booking website

We will create a modern booking website for the villa, where direct guests and long term tenants can book directly. This improves brand awareness, visibility on search engines and also saving fees of the OTA`s (booking platforms).

Property inspection & repairs

Our goal is it to offer the best experience for the guests, so we check if the property is in good shape, need repairs or something else and take care of it. On site staff will be instructed to document damage (for insurance coverage) and forward to us to arrange a quick repair schedule.

Coordinating staff

We take care of the hiring and training process of highly motivated staff members for housekeeping and garden/pool. Staff members performance getting monitored to assure a good performance.

Monthly report

At the end of the month we provide a report on how well the property is performing with all KPI`s, revenue and expenses in one detailed overview.
